Joseph Handy is a Jackson, Mississippi-based teacher, professional musician, Army veteran, and real estate investor. This interview was powerful!

Joseph bought his first property in 2017 and since then has built a portfolio of 65 doors and counting. He was able to scale quickly thanks to his resourcefulness—from partnering with two of his best friends on his first property, to taking advantage of VA renovation loans, to making use of seller financing and subject-to deals.

Highlights
1) Even if you don’t have or make a lot of money to put into your real estate business, with a little creativity, you can still scale your portfolio relatively fast. Two examples are owner (or seller) financing which lets you bypass a traditional mortgage, and subject-to deals in which you take over the owner’s existing mortgage.

2) There are times when it will be beneficial to use lines of credit to fund your real estate business quickly, such as when doing renovations. Doing this responsibly comes simply down to tracking expenses and staying disciplined enough to stay within your numbers.
